PROJECT OVERVIEW
When LUCHA, a non-profit committed to affordable housing, needed a complete restoration at 1533 N Maplewood, they turned to us for a solution that balanced urgency, compliance, and care. The building had sustained significant fire and water damage, requiring not just repair—but a complete transformation.
tHE CHALLENGE
As with many projects involving non-profit organizations, additional layers of oversight and regulatory red tape had to be navigated throughout the process. The building needed environmental cleanup, structural repairs, and a full gut renovation, all while meeting modern code requirements and adhering to LUCHA’s mission-driven budget and schedule.
oUR APPROACH
We began with a full environmental remediation of the interior, ensuring the site was safe and clean for reconstruction. Recognizing the urgency and compliance requirements tied to nonprofit funding, we brought in one of our strategic architectural partners to assist LUCHA with developing the drawings needed for permit approval—helping streamline the preconstruction process.
Once approved, our team performed critical structural repairs to restore the building’s integrity, followed by a full-scale gut renovation. Throughout the process, we coordinated closely with LUCHA and relevant agencies to ensure all mechanical, accessibility, and safety elements aligned with current code requirements.
