PROJECT OVERVIEW
When the Park Millennium Condominium Association needed expert restoration following a fire and water event, they entrusted us with a highly sensitive project in one of downtown Chicago’s premier high-rise condo buildings. With 31 units and 10 hallways affected, the project demanded more than restoration expertise—it required meticulous coordination, clear communication, and a white-glove approach.
tHE CHALLENGE
Unlike rental properties, condo-owned buildings come with a unique set of expectations. Residents are homeowners, not tenants, and they expect top-tier quality, accountability, and minimal disruption. The building remained fully occupied throughout the project, meaning our team had to share elevators, work with limited on-site storage, and operate within a tight schedule to respect residents’ routines.
Coordinating access was another challenge. Each unit required individual scheduling for entry, depending on the condo owner’s availability—demanding flexible planning and careful time management.
oUR APPROACH
From the outset, we implemented a resident-first strategy. We worked closely with building management and individual condo owners to coordinate access, schedule work in defined time windows, and ensure constant communication. To meet the high expectations of ownership, our team maintained a heightened focus on cleanliness, craftsmanship, and professionalism at every stage of the project.
Despite limited space and elevator sharing, we structured our logistics and material handling to remain efficient without affecting the daily flow of the building.
THE RESULT
The restoration was completed on time, within scope and with exceptional feedback from both the association and individual owners. We successfully restored 31 units and 10 hallways, all while maintaining harmony in a high-traffic, high-expectation environment. The project stands as a strong example of our ability to execute premium restorations in complex, fully occupied settings with minimal disruption and maximum care.
