PROJECT OVERVIEW

At 2105 N Mango, T&M Development—our affiliated development arm—partnered with ETI to deliver a new ground-up multifamily building in a tight urban infill lot. This 2,700 sq ft residential development reflects not only our construction expertise but also our firsthand understanding of the development process—from preconstruction planning to long-term asset performance.

Built within strict zoning limits and surrounded by existing structures, the project showcases how smart coordination, lean field management, and real-world development insight can produce efficient, high-quality multifamily housing in challenging urban environments.

tHE CHALLENGE

Building a brand-new structure in a tight, established city lot always presents unique challenges. With residential neighbors on both sides, our team had to carefully manage logistics, minimize disruption, and maintain open communication throughout the project.

To stay within the permitted square footage and ensure structural efficiency, the design called for metal framing, which required close attention to alignment and coordination with the overall footprint.

oUR APPROACH

From day one, we prioritized neighbor relations, maintaining a clean site, working within strict city construction guidelines, and keeping all stakeholders informed of progress. Our team leveraged metal framing to maximize the usable space while staying true to the zoning and lot dimensions—delivering both structural precision and efficiency.

Working within Chicago’s permitting and inspection processes, we managed the build from excavation through completion, ensuring quality at every phase without delay.
