PROJECT OVERVIEW
Following a significant fire and water event, Waterton turned to us to not only restore—but rebuild—their multifamily property in Justice, IL. With 24 units impacted and a full reconstruction needed, the project required speed, compliance, coordination, and resilience, especially under the unique challenges of a global pandemic.
tHE CHALLENGE
This wasn’t just a repair—it was a complete ground-up rebuild. Our team had to coordinate closely with insurance adjusters, local inspectors, and multiple stakeholders to ensure code compliance, life and safety upgrades, and seamless integration of new systems. All of this took place during the height of the COVID-19 pandemic, requiring strict health protocols on top of construction logistics.
Timing was critical: with winter fast approaching, we needed to build and fully seal the building envelope to protect ongoing interior work from harsh seasonal conditions.
oUR APPROACH
We mobilized quickly to stabilize the site, secure approvals, and launch reconstruction without delay. Our long-standing trade partners played a crucial role—allowing us to move quickly and confidently through each phase of the project. With their support, we were able to maintain momentum even as we faced permitting, procurement, and scheduling pressure.
We coordinated closely with the project architect and the local municipality to align on code upgrades, life safety requirements, and inspection milestones. But it was the strength of our internal field team and our trusted trade partners that allowed us to execute at speed—delivering framing, MEP, and envelope work with minimal lag between trades.
From day one, getting the structure enclosed before winter was a top priority. Once we had the building weather-tight, interior work progressed seamlessly. Throughout, we maintained strict COVID-19 safety protocols to protect crews and avoid costly delays.
THE RESULT
In just seven months—ahead of schedule—we delivered a fully restored and newly constructed multifamily property totaling 24,000 square feet across 24 units. The project combined a complete restoration of the existing fire-damaged structure with ground-up construction of an adjacent building, both seamlessly integrated and brought up to modern building standards.
Despite the complexity of insurance coordination, winter conditions, and COVID-era protocols, the project was delivered faster than anticipated, with zero compromises on quality or safety. The result is a safer, more resilient multifamily asset—restored to full operation and built to serve residents and ownership for years to come.
